An insightful session on the evolving trends in India’s commercial real estate with an exceptional panel. As companies increasingly seek high-quality spaces and flexible solutions, it's clear we’re witnessing an exciting shift in the industry. It was both satisfying and engaging to lead the fireside chat with Vinod Rohira. A big thanks to Rodrigo Branchini and GRI Club for organizing such a thought-provoking conversation!

Here are some key takeaways:

➡️ Grade A or nothing – Companies are gravitating towards premium spaces. Interestingly, 90% of India’s prime office spaces are occupied by global firms, setting high standards for quality and infrastructure.

➡️ New business districts on the rise – Traditional hubs like BKC in Mumbai are sharing the spotlight with emerging areas. Tenants now seek well-connected locations with robust infrastructure, and developers are stepping up.

➡️ Flex spaces & managed offices – The flexible workspace trend is booming. In cities like Mumbai, 20-30% of new office demand is for flexible spaces, with major companies opting for managed solutions to stay nimble.

➡️ Talent drives demand – With a young workforce and limited remote work adoption, offices remain central to business in India. It’s about more than just desks—it’s about fostering productivity, collaboration, and attracting top talent.

A highlight from the event was the visit to Altimus Worli, a Triple A project by GIC & K Raheja Corp. This development recently clinched the Commercial Project of the Year award at the GRI Awards India 2024. It perfectly captures what the market desires: high-quality, well-located spaces designed for the future of work.

The pace of change in India’s commercial real estate is undeniable. Looking forward to seeing how these shifts develop the industry in the coming years.
